A call before a contract. What you own, what you want next, what the numbers actually have to do for you.
About
Nineteen years of reading real estate as an owner and an operator, now working for individual buyers and sellers in Central Virginia.
Matt Sugg is a trusted advisor specialising in residential, commercial and investment real estate throughout Central Virginia. Strategic insight, strong negotiation and a relationship-first approach are what clients get at every stage of the process.
He began in 2007 with a private investment firm in Richmond focused on multifamily real estate, then held executive leadership positions with several of the nation's largest property management companies, overseeing portfolios of more than 10,000 apartment homes valued at over $2 billion. That institutional experience shapes how he approaches market analysis, property valuation, asset management and investment strategy.
In 2021 he founded J&H Capital, a Virginia-based real estate consulting, recruiting and investment firm, and he owns J&H Realty Group, a property management brokerage for residential and commercial investment property. The range means first-time buyers, luxury clients, investors and commercial clients are all familiar ground.
Outside of real estate he travels with his wife, Meagan, and their two sons, Holden and Jack, plays golf and soccer, and works his way through Richmond's growing restaurant scene.

The process
No hand-offs to a junior associate. The person you call is the person who prices the property and sits at the negotiating table.
A call before a contract. What you own, what you want next, what the numbers actually have to do for you.
Comparable sales, condition and timing, put into a number you can defend in negotiation.
Compass marketing behind the listing, photography and presentation handled before it hits the market.
Offers read line by line. Inspections, appraisal and closing coordinated through to the table.

Different submarkets behave differently. Here is the shorthand before the conversation starts.
Western Henrico
Newer construction, top-rated schools and the region's retail centre. Where most relocation buyers start.
City of Richmond
Row houses, tree tunnels and walkability. Older stock, so inspections matter here.

Chesterfield County
Family-scale neighbourhoods with more house per dollar than the city core.
West of Richmond
Acreage, privacy and estate property within a reasonable commute.
Southside & North
Conversion lofts and small multifamily. The investor's side of the river.

Before you call
Richmond city and the surrounding counties: Henrico and Short Pump, Chesterfield and Midlothian, Goochland, Powhatan and out to Prince George. If you are relocating into Central Virginia from out of state, that is a regular part of the work.
No. Most useful conversations happen six to twelve months out, while there is still time to decide what is worth doing to the house and what is not. There is no cost to that call.
Yes. Matt spent nineteen years on the ownership and management side, including portfolios of more than 10,000 apartment homes, and owns J&H Realty Group, a property management brokerage. Single-family rentals, small multifamily and commercial are all in scope.
Matt does. Calls and texts go to his phone, and he is the one at the negotiating table, backed by the Jenny Maraghy Team and Compass.
From comparable sales, current competition, the condition of the property and your timeline. Matt's background is in property valuation and asset management, so the number comes with the reasoning attached.
Get in touch
Call or text and you get Matt, not a call centre. If you would rather write it out, the form reaches the same phone and gets a reply the same day.
